REMODELLED, REWIRED AND REJUVENATED

Adhoc extensions were re-planned and remodelled to transform a house in Lingfield. With poor previous extensions, eccentric wiring, and a fragmented and wasteful layout, the house needed careful planning to change it into a home that could be enjoyed.

The family asked for a ground floor kitchen/dining room, utility room, family room, lounge, loo, hobbies room, and possible study.  At first floor, they wanted four bedrooms in total, two of which were to be provided with en-suite bathrooms, and a separate family bathroom.

There were challenges with the planners leading to a planning appeal, and subsequently, consent for a two-storey redevelopment of the house to the side and rear.  Whilst consent was granted, subsequent re-planning of the ground floor enabled two further bedrooms to be accommodated without the need for raising the side elevation.  And so the existing courtyard was infilled between house and garage, and the garage converted to form a playroom, and a two-storey rear extension added to the rear.  Interestingly, the original planning consent remains in perpetuity, meaning the complete approved scope of work could be carried out at a future date.

The whole building was extensively extended and remodelled including a rear extension to allow a larger lounge, and the master bedroom with a Juliet balcony giving beautiful views across the fields.

As work was undertaken, interesting discoveries were made of this former stable. Stripping of the dormers uncovered original painted signboards reading ‘memorials in granite and stone’, one of which now hangs in the entrance hall, a piece of history in a new home.
